Repairs Policy & Procedure

REPAIRS POLICY & PROCEDURE

In the event that you require repairs to be carried out at the property you must first contact Cunninghame Properties and report what the problem is. Once we have discussed the matter with your Landlord we will arrange for the relevant tradesmen to carry out the required work. If you seek the services of a tradesman without notifying Cunninghame Properties you will be liable for the cost of the repair.

TAKE CARE OF YOUR PROPERTY

You need to look after the property and avoid causing any damage. Your responsibilities as a tenant include:
  • Cleanliness – your home must be kept clean
  • Keeping furniture provided in good condition – fair wear and tear is accepted, damage is not
  • Carrying out basic maintenance – for example checking smoke alarms work, changing light bulbs, maintaining the garden
  • Keeping your home reasonably well heated – particularly in winter, so that you don’t let the pipes freeze up and burst.

If you cause any damage to the property or the furniture, fixtures and fittings in the property, either accidentally or on purpose, your Landlord is entitled to make you pay for the damage. In some cases, your Landlord may ask you to carry out the repairs yourself if it is deemed as your responsibility.

OUT-OF-HOURS AND EMERGENCY CALL-OUTS

Cunninghame Properties are open Monday to Thursday from 9.00am – 5.00pm and from 9.00am – 4.30pm on a Friday. You can contact us at any time during these hours to report a repair. However, in the event of an emergency outwith office hours, you should contact our Emergency Repairs Service operated by ARCO. Should the matter be gas related, and it is an emergency, please call the numbers detailed below. A number of our properties are covered under a Gas Contract. For those of you living in a property with a Scottish Gas Maintenance Contract you may wish to call 0800 107 7797 should any matters arise. Alternatively, for those of you in a property with a James Frew Contract you may call 01294 468113.

If the problem is not an emergency you must wait and contact Cunninghame Properties during office hours. An Emergency is classed as a situation which is sudden and dangerous, an impending situation that may cause injury, loss of life or severe damage to the property. An inconvenience - such as your washing machine not working or a boiler breakdown - is NOT regarded as an emergency. If you contact our Emergency Repairs Service and it is not considered to be an emergency, you may be responsible for paying the bill.

For the avoidance of any doubt please note the difference between an emergency and an inconvenience.
