Tenant Vacating Procedure

The following guidelines have been prepared to assist you at the time of vacating the property. Please ensure that they are carried out in order that all matters may be brought to our satisfactory conclusion:

  • The property must be thoroughly cleaned throughout.  All floor coverings require to be cleaned as appropriate. Particular attention must be paid to the kitchen i.e. cooker, oven, refrigerator worktops, cupboards etc including the bathroom/s.
  • Any rubbish, debris, foodstuffs etc must be disposed of correctly and NOT left behind in the property.
  • Please ensure that items of rubbish are disposed of in the appropriate wheelie bins.
  • The garden area (if applicable) must be left in an acceptable condition.
  • Do not put household rubbish in your garden bin as the local authority will refuse to empty.
  • Any damage incurred must be reported to our Housing Inspector and arrangements made to rectify as necessary.
  • The utility companies should be notified of your impending departure and interim bills requested and settled accordingly.  Final meter readings should be passed to our office at the time of vacating.
  • All Council Tax due should be settled with North Ayrshire Council.
  • A forwarding address must be passed to our office
  • All payments to be settled.
  • You must arrange to cancel any direct debit or standing order payments direct with your bank in order to ensure that no further rental payments are made after you have vacated.
  • You should make arrangements to have your mail redirected by the Post Office as we regret that we are unable to pass on mail after you have vacated.
  • All keys to the property must be returned to our office by 12 noon on the day of departure unless alternative arrangements have been agreed by both parties.
  • A suitable appointment should be made in order that the inventory can be agreed and the property inspected prior to your vacating date.
  • It should be noted that your deposit has been placed in a government approved Tenancy Deposit Scheme – My Deposit Scotland and in order to obtain a full refund of your deposit payment the Tenant Vacating Procedure should be adhered to in order to ensure there is no necessity for any deductions.
