Applying for a Property

Obtaining A Tenancy

All tenancies are normally granted for a minimum period of six months as per the Housing (Scotland) Act 1988. In certain circumstances we are able to grant tenancies for a lesser period at a surcharge of 10% of the normal monthly rental. Where a tenancy has been granted for six/twelve months and the tenant chooses to terminate the Lease Agreement before the expiry date, all rent due for the full duration of the Lease Agreement is the responsibility of the tenant.
 
In order to obtain ANY tenancy with Cunninghame Properties Ltd ALL tenants are required to:
  • Pay a deposit equivalent to a minimum of one month’s rent. This amount is protected for you under the Tenancy Deposit Scheme.
  • Satisfactorily complete a Tenancy Application Form and provide two references, one of which should be from your current Landlord.
  • Complete a Bank Standing Order for future rental payments.
  • Submit a Housing Benefit Application (if applicable) together with a Bank Standing Order to meet any Housing Benefit shortfall.
  • Be tenant assessed.
  • Consider tenant’s comprehensive insurance cover for the duration of the let for personal contents and damage to landlord’s contents.

All properties comply with all current regulations including Landlord Gas Safety Certificates, Energy Performance Certificates and Portable Appliance Test Certificates where applicable. All properties are equipped with battery or mains powered smoke alarms. All landlords for whom we act are registered with and have been approved by the local authority as being suitable persons. All urgent repairs are normally dealt with, wherever possible, within twenty four hours of being reported. All tenants are provided with our twenty four/seven emergency contact number. All of our tenancies carry no upfront or signing on fees. All monies taken on your behalf as a deposit payment are held for your protection with a Government Approved Tenancy Deposit Scheme – My Deposits Scotland.
 

FAQs - Applying for a Property

I have viewed a property and wish to rent what do I do now?

You are required to pay a holding fee of £150 which will withdraw the property from the market and be used towards your deposit. This fee is non refundable in the event for whatever reason you change your mind.
 

What do I do now?

Complete the application form, if you have not already done so and provide the following:
  • Photographic ID
  • Copy of a utility bill dated within the last three months
  • Copy of your last three months payslips
  • Your most recent bank statement
  • If you are a foreign national we will require a copy of your passport and working visa.
    
The details of your application may be passed to the Landlord of the property you have applied for who will let us know if he wishes to proceed. The property will be marked as Let Agreed whilst we deal with your application. Please be aware that all of our properties are non-smoking properties and any pets intending to live in  the property will need to be agreed with your landlord prior to your tenancy commencing.
 

What happens if the Landlord does not proceed with the application?

Your holding fee will be refunded in full.

What happens if the Landlord wishes to proceed?

Your application will be processed and an application made to the reference company who will confirm your credit rating, affordability and your employment status. If you are currently renting they will take a landlord reference as well. This should be returned from the reference company within three to five working days. To assist in having the form returned on time please advise any referee or employer that they will be contacted and to release the requested information.
 

What happens if I have been told I need a guarantor?

You may require a guarantor if your earnings do not meet the affordability criteria, or if requested by the landlord. In this case you will need to ask someone to guarantee the rent and the tenancy for you. This should be somebody in full time employment, with a clean credit history and able to meet the affordability criteria. They will also be required to complete relevant referencing and provide photo ID.

What happens if the application is successful?

We will contact you to arrange a move in date for your property. Prior to your move in date you will sign the tenancy agreement and pay your first months rental. If you wish to see a copy of the tenancy agreement before the signing date please contact our office.
 

What is the difference between Let Only and a Fully Managed property?

With a let only property we will arrange everything for you up to the lease signing. At the lease signing you will be provided with your Landlord's contact details for future payments and any repairs. Your first months rental and deposit will be transferred to the Landlord. The Landlord will arrange the transfer of your deposit to the chosen tenancy deposit scheme provider.
 
With a fully managed property all contact will be through Cunninghame Properties. Your deposit payment will be lodged, as is required by law, with My Deposit Scotland, our chosen tenancy deposit scheme provider.
 

Minimum Age

We regret that as a general rule we do not accept applications from persons under the age of twenty-one.
