Our Fees and Charges

NO UP FRONT FEES

Unlike many other agents, Cunninghame Properties do not charge upfront letting fees.  All fees due to us, after we have let your property, are simply deducted from your first rental income and are clearly shown on your monthly statement.
 

FULL MANAGEMENT SERVICE - OPTION A

Our full management service offers you the landlord the following:

The finding of a suitable tenant - vetting by way of a credit check - the taking of references where possible - setting up of a tenancy agreement - preparation of a legal lease - the issue of an AT5 document - preparation of a Tenant Information Pack - corresponding with utility companies and Council Tax as appropriate - obtaining the required legal documentation such as Landlord Gas Safety Certificate, Energy Performance Certificate, Portable Appliance Certificate - preparation of a detailed inventory with photographs - the preparation of marketing schedules for distribution and inclusion on our website and high street window - erection of To Let boards/posters

Minimum Set up Fee .................................£250 or Two Weeks of Monthly Rent (max £750)

Ongoing management of your property is three tiered:

Rentals over £1000 pcm ………………………………………………………8%

NON-MANAGED PROPERTIES - OPTION B

We recognise that some landlords would prefer to find their own tenant and manage their property but require a legal lease to be drawn up and an AT5 document  issued.  Advice may also be required from time to time with the ever changing rental regulations. We will be only too pleased  to assist you.

INTRODUCTORY SERVICE ONLY  - OPTION C

Again we recognise that some landlords may wish us to locate a tenant on their behalf and thereafter manage the property themselves.  Should this service be required we will act on your behalf until such times as a suitable tenant is located. We will attend to all paperwork and documentation as required:

ADDITIONAL SERVICES AVAILABLE

Maintenance ~ Repairs ~ Decoration ~ Cleaning

We have a recognised team of local contractors who carry out work on our behalf, all of whom offer competitive rates. We are able to arrange on your behalf maintenance, repairs, decoration, cleaning or whatever is required. In common with most agents, we require to charge a handling fee of 10% (minimum £15) to cover our costs in organising and supervision.


VACANT PROPERTY INSPECTIONS

This service is particularly popular with many of our Landlords who live either overseas or miles from their property. It is important, and indeed essential, that your property is checked whilst unoccupied particularly in the Winter months in order to ensure compliance with your Buildings Insurance provider. Regular inspections can mean anything to once a week to once a month depending on the insurance policy and in the event of any damage occurring without such inspections in place, you the owner, could probably expect your insurance company not to pay out in the event of a claim. We are happy to provide this service by checking your property thoroughly on a regular basis as required.

We will....
  • Check that the property is secure and locked.
  • Carry out an internal visual inspection of surface pipework and water leaks.
  • Carry out an external visual inspection of roofs, guttering, garden, outbuildings and sheds as appropriate.
  • Take meter readings if required.
  • Remove any mail from the front door and forward if necessary.
  • Note any issues which we consider require attention.

It should be noted that vacant property inspections are not a guarantee against any damage occurring and any works identified as requiring attention may be arranged at your request and charged accordingly.

FEES........ £20 for first visit, reducing to £15 for each subsequent visit.

CANCELLATION CHARGES

Your Agreement with us is legally binding. You simply cannot have a change of mind and dispense with our services after we have sourced a tenant. The following charges are therefore payable by you, the Landlord, in the event of any of the following applying:

Should you wish to cancel your Agreement with Cunninghame Properties whilst a tenant is in occupation, a minimum period of three months written notice is required. You will however remain responsible for all fees for the remaining period of the lease regardless of whether you have cancelled your agreement with Cunninghame Properties.

In addition, should it be your intention to renew/extend a lease to the same tenant i.e. the one introduced by Cunninghame Properties, a further fee of £250.00 plus VAT will be charged. These amounts will be deducted in advance from your final statement/s.

In the event that an Agreement  is cancelled prior to a tenancy having been arranged, regardless of the reason a fee of £200 plus VAT will be payable to cover all marketing activities.

DISCOUNTED FEES

Discounted Fees generally means a Discounted Service! We at Cunninghame Properties are proud of our business and endeavour to provide a full professional service with sound advice at all times. Our fees are competitive with all established, reputable Letting Agents.

Successful Property Management is gained by years of experience and not learned by simply attending a course, or worse, by trial and error. In recent years many new agents have opened up and are attempting to trade as ‘Letting Agents’ or ‘Property Managers’. They may have little or no experience in the industry, they may have no membership status of any trade body and most probably they have no professional indemnity or public liability cover.
