Where Do We Start?

Free Valuation Advice

We will conduct a free, no obligation valuation and advise you on your property's letting potential based upon both current local market trends and our experience of the market.   This will allow us to discuss your exact requirements and the most effective way of letting your proeprty.

No Upfront Fees

Unlike many companies, at Cunninghame Properties we operate a completely transparent policy with no upfront fees.  All fees due are simply deducted from your first monthly statement.

Marketing Your Property

Having agreed that you wish us to act on your behalf and upon completion of a Sole Agency Agreement, which will require your Landlord Registration Number, we will commence the marketing of your property. This will include our own website, major IT marketing portals such as Rightmove (the UKs largest property website), our office window and our mailing list.

Paperwork

When you appoint Cunninghame Properties as your Letting Agent there is of course paperwork to complete and statutory safety requirements to be checked. We will prepare a fully detailed inventory and highlight to you any matters which in our opinion require attention. We will make sure your property complies with all relevant regulations and that you meet Landlord Registration requirements. If you are a non-resident landlord we will help you to complete the required documentation for Inland Revenue purposes. At this time we will also assist you with Buildings insurance, and unravel the red tape in respect of the safety regulations regarding gas, electricity, soft furnishings and smoke detectors etc.
 

Asset Management

Your property is probably one of your biggest investments and that is why we take our role of asset management seriously. It is not enough to simply find a tenant and respond on a casual basis to the varying issues which may arise including repairs and collection of rent. We ensure you obtain optimum rent by finding good tenants and remaining proactive throughout our contract in terms of maintenance, repairs and rent collection. We achieve this through our experience, our local knowledge, our base of contacts and our experienced letting team which enables us to offer you a full professional service.
