Factoring Services

All Property Managers/ Factors, since October 2012 are required to be registered and approved by the Scottish Government and are bound by a code of conduct.

Our Property Factor Registration number is -  PF000126   

CUNNINGHAME PROPERTIES offer a full factoring and management service for resident owners and/or private landlords in both established residential developments and new build.

Our Factoring Service is available to all clients who have a common interest in maintaining their property and common areas to a high standard.

Our Service

  • We obtain competitive quotations and arrange and administer, in the interests of our clients, appropriate buildings insurance cover at discounted rates.
  • We arrange to receive competitive estimates in respect of fixed and periodic maintenance  contracts for both the general maintenance and preservation of the property and common areas.
  • We place and supervise the execution of contracts in connection with the provision of communal services and facilities such as gardening and cleaning.
  • We provide a constant support facility for the solution of day to day problems and liase between all owners as required in the event of disputes arising.
  • We submit quarterly accounts to co-proprietors for work undertaken by outside contractors on their behalf.  

Our quarterly management fee is currently £25.00 per property plus VAT.
 

In order that we may settle tradesmen’s accounts and other disbursements made within each quarterly period on behalf of the co-proprietors we require from each proprietor an advance service charge/factoring float of £100.00.  This float is a ‘one off’ payment which is held in a client account on behalf of the co-proprietors and is refunded to the client on the sale of a property.

In the event of major or substantial repairs we will, as is common practice within the industry request paypayment of works/repairs prior to any contract being awarded or carried out.
