Landlords, some of whom are already clients, or others who are thinking of entering the market often ask me the question - "Is the letting market buoyant or is the letting market growing?" writes Derek Andrews, Managing Director of Cunninghame Properties.

Recent statistics confirm that houses or flats rented from a private landlord or letting agent grew from around 6% of the total housing stock in Scotland to almost around 14% last year. There is a steady increase in renting which shows no sign of stabilising or declining anytime soon.

It continues to mirror the growth in the number of households living in the social landlord sector whilst the numbers renting council houses and owning with a mortgage or loan are on the decline.

In terms of numbers in 2001 there were in the region of around 130,000 properties rented through landlords or letting agents and by last year this had risen to around 300,000 - a significant increase.
